What is the difference between a full Service Listing and a Flat Fee Free Listing ?

At FlatFeeFree.com, We Do Things Differently:

No Listing Commission: Limited Service Listing Agreement is used.
We charge a flat fee — not a percentage. Your property is listed on the MLS for free for 3 months, with optional upgrades available. If you choose to keep it listed.

You Stay in Control:
You can market and sell your home as a For Sale By Owner (FSBO) while it’s listed on the MLS — as long as your advertised price matches or exceeds the MLS price.

Offer a Buyer’s Agent Commission:
MLS rules require you to offer a commission to a buyer’s agent (this is how they get paid). You choose the amount. While offering a traditional 2.5%–3% can attract more agents, the decision is 100% yours.

How can I make edits to my listing and how many can I make ?

At FlatFeeFree.com, your listing stays flexible. Whether you want to update your photos, adjust your description, or tweak the price — you’re in full control.

How Will Agents Contact Me? Will My Info Appear on Realtor.com?

Once your property is listed in the MLS, licensed agents will contact you directly — typically after reviewing the agent remarks section of your listing, where your name and contact info will be visible to agents only.

Some agents may ask you to sign a commission or showing agreement before they bring a buyer to view your property. This is standard practice and gives both parties clarity.

🔒 MLS Rules & Public Websites

Due to MLS regulations, your personal contact information cannot be displayed on public sites like Realtor.com, Zillow, or Trulia. Instead, these platforms must show the listing brokerage's contact info.

However, your full contact details will be displayed on your FlatFeeFree.com listing page, where you can also include any additional info you'd like potential buyers to see — such as showing instructions, open house times, or disclosures.
Since our site is independent of the MLS, you're free to market your home however you choose.

How Long Does It Take for My Listing to Go Live on the MLS and Public Sites?

Once you complete your listing form, our team will review the details, cross-check public records, and verify that everything meets MLS compliance standards. If any additional info is required (such as tax records or ownership details), we’ll request it before your listing can go live.

MLS Activation:
In most cases, once everything is in order, your property will be listed on the MLS within 24 hours (excluding Sundays).

🌐 Public Site Visibility:
After your MLS listing is active, sites like Realtor.com, Zillow, Trulia, and Homes.com typically display it within another 24 hours.
Realtor.com is usually the fastest to reflect new listings.
